Several months ago, the owner/developer (Premier Acquisitions) hired an experienced developer and named him as managing partner for the Presidio in the Pines project.  His primary task has been to implement a financial plan to get the project back on track and see homes being built. Presently, he is in the process of securing a new completion bond for the City of Flagstaff and also adequate funding in the amount necessary to complete the entire infrastructure in Presidio in the Pines. In order to maintain a focus on these tasks, they have chosen to file Chapter 11 petitions for reorganization with the court. This filing is unrelated to Doucette Flagstaff, we still own all of our lots as they are not affected by the filing and we still intend to complete all of our homes under contract. The filing may have an impact on our home construction schedule since site improvements have still not progressed to the point where we can start any more houses.  As soon as more information becomes available in the next two weeks, we will continue to update our buyers via phone, email and website.<br />

			<content:encoded><![CDATA[<p><span style="font-size: 12pt; color: black"><span style="font-size: 11pt; color: black; font-family: Verdana; mso-fareast-font-family: 'Times New Roman'; mso-bidi-font-family: 'Times New Roman'; mso-ansi-language: EN-US; mso-fareast-language: EN-US; mso-bidi-language: AR-SA">The month of April showed some slight progress on site development requirements.  The contractor continued to test sewer and water for city approval and install the dry utilities prior to paving, curb &#038; gutter.  We still do not have a definitive schedule for paving the streets from the developer.  Meanwhile, we are moving forward as far as we can with our own lot improvements &#038; grading for our first sixty homes.  We reached a “major milestone” this week when we poured the first four slabs in Phase I of Presidio in the Pines.  We are anxious to continue the momentum and we will commence more foundation work as soon as work on paving the streets is underway.  Our ability to commence framing on Phase I is subject to City of </span><span style="font-size: 11pt; color: black; font-family: Verdana; mso-fareast-font-family: 'Times New Roman'; mso-bidi-font-family: 'Times New Roman'; mso-ansi-language: EN-US; mso-fareast-language: EN-US; mso-bidi-language: AR-SA">Flagstaff</span><span style="font-size: 11pt; color: black; font-family: Verdana; mso-fareast-font-family: 'Times New Roman'; mso-bidi-font-family: 'Times New Roman'; mso-ansi-language: EN-US; mso-fareast-language: EN-US; mso-bidi-language: AR-SA"> approval of streets and related improvements.  We are ready to go, our sub-contractors are ready and we are still optimistic that that we will be building homes very soon.</span></span>

			<content:encoded><![CDATA[<p>March turned out to be a very mild and dry month which has allowed almost all of the snow on site to melt and the mud to dry up. There is still progress being made on site with most of the dry utilities now installed. The next step is to grade roads, install AB and curb &#038; gutter. These items are on hold until funding is in place. The developer is still trying to acquire enough funding to complete these phase I improvements. In the meantime the developer has hired a new managing partner to oversee project completion and we are hopeful this new gentleman by the name of Rick Elsey is able to see it through. Our home construction is based entirely on the developer&#8217;s ability to complete the project and we are in continuous contact as to their progress. Once funding is in place and we are given a schedule we will be able to better determine when and in what order to proceed with our home construction.

Site progress is still continuing but at a slow pace due to the snow and the mud. The developer is still working on securing more funding and hopes to have it in place by the time the snow melts. We are hoping for a mild March to allow the site to dry out and facilitate our ability to get started again on home construction.

			<content:encoded><![CDATA[<p>The good news is winter is almost over and hopefully some nice spring weather will allow construction on homes to commence. The bad news is, due to the weather, this has been a horrible winter for construction, and there has been little activity on site. There is not much in the way of news as far as the developer is concerned. They are still working on assuring adequate funding to finish all of the phase one improvements and the funding should be in place by the end of March. All of the Doucette phase one lots are ready to build on and permit applications are in place at the city. We have a few more buyers needing to colorize and select options so if you are in our first phase of building and have not been contacted to schedule this appointment, please give us a call at 928-774-1076.

The City Of </span><span style="font-size: 11pt; font-family: Verdana">Flagstaff</span><span style="font-size: 11pt; font-family: Verdana"> did issue our first permits and we did begin our first homes under construction in the middle of November. We were hoping for a mild winter but we only got the footers dug and the underground plumbing installed when the weather stopped us. We are still continuing to meet with buyers to select options and finalize contracts so that when the weather does allow we will be able to start on the foundation construction again. The developer is still struggling through financial hurdles but we remain optimistic that funding will be in place as the weather gets better and site improvements continue. The likely hood of continuing construction through these winter months is slim due to the amount of snow still on the ground. We will continue to update the website as news becomes available. </span><span style="font-size: 11pt; font-family: Verdana"></p>

			<content:encoded><![CDATA[<p>As everybody is well aware winter is fast approaching, but the weather has been good lately allowing site development to continue to make progress. All of the sewer, water and gas in phase I has been installed and is in the process of being tested. The electric and communications conduits are in the process of being installed. Once installed and testing is completed, road base along with curbs and gutters can be installed. A major portion of the public roads have AB and curb installed and if the weather holds out the developer is hoping to start paving next week. The first of our phase I lot improvements has been completed and we are awaiting approval from the city to release permits allowing foundations to be poured. The next step allowing us to start framing on the foundations is dependent on the developer completing the paving of phase I streets.</p>

There were several delays in completing improvements resulting in a loss of about three weeks on the schedule. The weather contributed to the delay, but everything seems to be back on track with good progress being made once again. The majority of the improvement site work is now being done by LP Excavating. They are working on water and gas installation, and storm drains. The other contractor on site (A Miner) is currently installing dry utilities which allows testing to begin on the underground sewer and water installed to date. Once these items are accepted by the city, curb and gutter for the Phase I streets can begin.  </span><span style="font-size: 11pt; font-family: Verdana"> </span><span style="font-size: 11pt; font-family: Verdana">While the above work is being completed, our lot improvements are continuing to progress as well. We are hopeful that all of our phase I lots will be ready for home construction by mid September. We have started meeting with Phase I buyers to set up option selection and colorization appointments. <p>Good progress has been made on phase I water line and gas line installation and most of the roads have been cut to final sub-grade. The detention basins in phase I have continued to be improved as well with most of the walls around them installed. Getting the roads and detention basins substantially completed becomes the next big milestone for us the builders. Once those items are approved by the city, they (COF) will be able to issue foundation permits allowing us to pour concrete. As far as our improvements are concerned, the COF has finally approved our grading plan for phase I allowing us to begin our lot improvements. That is good news to all of our phase I buyers. You will finally begin to see we are making some welcome progress toward starting home construction. As we make further progress we will continue to update our buyers as to what is next.

			<content:encoded><![CDATA[<p><font size="3"><font face="Trebuchet MS">Now that we are into June and the weather is cooperating, site development is continuing to make good progress. All Phase I sewer has been installed which has freed up additional crews to start on the storm drain installation. Water is continuing to be installed along with natural gas.  Most of the excess dirt that was onsite has now been removed which has allowed the internal roads to be cut to their final or finish sub-grade. With roads graded, they will be able to finish the rest of the water in Phase I and install the underground electric, telephone, and cable lines. Woody Mountain Road has been completely removed and new curb installed with new asphalt to be laid in the next week. Woody Mountain Road is scheduled to be reopened by June 8th, a major project milestone.  We are in the final stage, with the City of Flagstaff, for issuance of our grading permit allowing us to begin lot improvements.  We are still finalizing our subcontractor agreements for construction of homes.  The developer is confident that progress for improvements will be maintained and the schedule for same will allow us to begin home construction as anticipated. We will monitor completion of improvements this month and we will soon have a schedule for Phase 1 home construction.  We will notify our buyers as soon as possible to complete option selections and other required documents.  Thank you for your patience.  </font></font>
